FOUNDATION

  • Appropriate design of foundation of the building has been carried out by a reputed Design Engineer(s).

  • Waterproofing materials shall be used in proper proportion for protection of structure/concrete from dampness.

STRUCTURE

  • The building will be a Reinforced Cement Concrete (RCC) framed structure of Intermediate Moment Resisting Frame (IMRF) system.

  • All parts of the structure will be interconnected by Ties and Beams.

TRANSFORMER

  • Distribution Transformer of required capacity of Bangladesh origin to provide adequate power load to each apartment.

  • LT-PFI & LT/HT Meter as per requirement of the competent authority. Warranty and free maintenance service shall be carried out by the manufacturer/supplier for a period of one year starting from the date of energizing the substation.

WATER PUMPS

  • 2 (Two) Nos. Water Pump of required capacity of Pedrollo/ Pentax brand of Italy origin/ similar quality shall be provided for lifting water from underground reservoir to rooftop tank.

  • Warranty and free repair service shall be carried out by the seller of the pumps providing guarantee cards in respect of free repair for one year from the date of its delivery.

STRUCTURAL MATERIALS

  • Reinforcement steel of 40G/60G/72.50 Grade as required shall be used in all structural members.

  • Reinforcement and Cement shall be procured directly from reputed manufacturers having a long track record of excellent test results performed by BUET.

  • Ready Mix Concrete (RMC) to be used after close monitoring and confirming the quality of ingredients.

WALL

  • Exterior and interior walls will be of Machine made or 1st Class Solid Bricks with 3/4″ thick cement sand plaster.

  • All exterior walls except verandah, bathroom and kitchen areas will be 5” thick while the internal partition walls will be 5″ thick. Wall separating the apartments will be 5″ thick.

  • Outside plastered surfaces shall be finished with weather paint.

ROOF & GROUND TREATMENT

  • Designed thickness lime terracing will be done on the roof applying special treatment for better thermal insulation.

  • Proper slope shall be maintained to protect the roof from dampness.

  • Termite and Pest Control treatment will be done on the grounds by professional experts applying proper methods.

KITCHEN

  • The floor of the kitchen shall be finished with 24″X24″ size Mirror/Matt Polished Laser-cut tiles of Bangladesh origin as per company standard.

  • All walls full height shall be finished with 8″X12″ or bigger size ceramic tiles of Bangladesh origin as per company standard.

  • The working platform top shall be finished with granite/tiles.

  • Stainless steel single bowl counter top sink of Teka with mixer faucet of any standard brand.

  • Dish washing area shall be tiled.

  • Exhaust fan of foreign/local origin suitably located for burner.

  • Hot and cold water lines with plug point for geyser.

BATHROOMS

  • Ceramic wall tiles of 8″X12″ or bigger size and 12″X12″ size homogeneous floor tiles of local origin as per company standard.

  • Combi-set and counter/half pedestal basin of foreign origin as per company standard.

  • Basin counters in the bath and dining room shall be marble finished.

PLUMBING

  • Water supply lines with PPR pipes of foreign origin or with G.I. pipes of Adamjee/ Bashundhara/similar quality.

  • Gas line with superior quality G. I. pipes of Adamjee/ Bashundhara or similar quality.

  • Plastic Thread Tape of Pedrollo brand shall be used for proper fixing of G. I. pipes and fittings.

  • Rain water and waste water lines with uPVC pipes and fittings of Sajan/Matador/similar quality of Bangladesh origin.

  • Sewerage lines with uPVC pipes and fittings of Sajan/ Matador/similar quality of Bangladesh origin.

  • Solvent Cement of Singapore/ Malaysia/ China shall be properly used assuring a permanent joint between uPVC pipes and fittings.

ELECTRICAL

  • Electricity supply from DESA/DPDC/REB source with required capacity of Substation.

  • Full power back-up for the building commonly used to be catered by standby diesel generators.

  • Good quality light fixtures in the stair, lobbies and all common areas.

  • All electrical wirings will be concealed and also through the electrical duct.

  • Mixer Faucets of RAK brand and RAK Fittings/ similar quality of local origin as per company standard.

  • Hot and cold water lines with separate plug points for Geysers.

  • Local tiles and sanitary wares in the servant bath with a single water line.
